Quirky and unique, Roscarrack Mill makes a very special holiday hideaway close to the coast. This sympathetically Grade II listed converted mill has the third largest working waterwheel in Cornwall and ticks all the boxes for originality and personality. Set in five acres of land with meadow, orchard, top field and enclosed garden, guests can roam this delightful farmstead, help feed the resident horses and enjoy the fresh produce of eggs, organic potatoes and tomatoes! Nestled in Maen Valley in Falmouth, Roscarrack Mill offers the best of both worlds; tranquil, rural escapism or seaside resort liveliness! Falmouth's attractions are so close by! With a choice of sandy beaches for a swim, surf, kayak or beach cafe nibble, a harbour offering pleasure boat and fishing trips, galleries, maritime museum and the historic Pendennis Castle all within a half hour walk or few minutes drive, this popular corner of Cornwall has something for everyone. Garden lovers can wander the sub-tropical ravine at Trebah Garden with secluded beach or visit National Trust's Glendurgan Garden. Budock village sits two miles west of Falmouth and The Sanctuary near to The Trelowarren Arms is a worthy pit stop for refreshment and excellent food. The Meadery is also a popular spot - make use of the good bus service! The Lizard Peninsula boasts beautiful secret coves and charismatic fishing villages ready for exploration within easy reach. The farmhouse kitchen is delightful with a feature range and breakfast table for lazy brunches and the dining space is a social spot for feasts and family board games. There are three bedrooms, one with an en-suite shower room and gorgeous orchard views, plus a retro bathroom on the first floor. The outdoor space provides exceptional variety; the orchard is a fabulous spot for children to play ball games, fly kites and is a must for sunshine picnics.

This property offers accommodation over two floors and has a mixture of carpeting, flagstones, vinyl and rugs throughout. External doors are not standard, ranging from 202 - 223cm in height and 87 - 105cm in width. Internal doors are not standard, ranging from 184 - 199cm in height and 68 - 83cm in width. Kitchen worktops are of a standard height. The garden is enclosed and has a mixture of lawn, path and steps. There is off-road parking for two cars on the gravel driveway.
