Northdown House, Launceston

Property Description

Set in 17 acres of private woodland bordering the river Inny, Northdown House is the ideal rural retreat whether you want to get away from it all or seek a comfortable base from which to explore the many facets of North Cornwall. Approached by a farm track, it stands on the crest of a hill overlooking scenic farm pasture and woodland on the fringes of the village of Polyphant, not far from the A30. The peaceful woodlands of Northdown House lead down to the banks of the river Inny where anglers can fish for trout and salmon (licence required) with only the sound of bird song to break the tranquillity. A haven for wildlife, it is not unusual to see rabbits munching dandelions on the large lawn at dawn and dusk in the summer and if you rise early enough, you might catch a glimpse of the roe deer that graze on plants in the garden and surrounding woodlands. Nestled between Bodmin Moor (home of the famous Jamaica Inn) and Dartmoor, it is an excellent location for walkers and cyclists and the scenery here is as breathtaking as that found on the coast. The area's natural history is dominated by granite, especially on the moor where you will find standing stones. Cornish hedges, bridges and local farm buildings were all built using granite, which has over the years been removed from the moor. With its picturesque fishing villages, hidden coves, tall cliffs and expansive white sandy beaches, the North coast is just 20 minutes by car. The well known seaside hotspots of Polzeath, Padstow and Rock make wonderful day trip destinations for those seeking to explore this diverse stretch of coastline. Heading further north along the coast are Boscastle, Tintagel and Bude. The expanse of sand at Widemouth Bay, just south of the holiday resort of Bude is ideal for families and offers a variety of seaside activities as well as surf hire shops. This stretch of coast is steeped in smuggling history and not far south of Widemouth bay you will find some amazing little inlets and coves. Less than five miles away is Launceston with its Georgian houses, intricately carved church, narrow streets and market square making it quintessentially Cornish. Today it is a shopper's delight, with a range of shops and services equal to many bigger towns whilst retaining a traditional atmosphere. Take a trip on the Launceston Steam Railway; a narrow gauge steam railway which runs through the glorious Kensey Valley. The village of Altarnun, which nestles in the sheltered valley of Penpont Water, a tributary of the River Inny, is named in the Domesday Book as Penpont and can truly be described as one of the prettiest villages in Cornwall. Northdown House is an hour away from the 3 West country cities of Truro, Exeter (cathedral cities) and Plymouth with historic waterside and National Maritime Aquarium. Within 5 miles of Northdown House is Trethorne with a golf course, restaurant, huge indoor play facility for children and 10 pin bowling. The area boasts many recreational water sports and fishing lakes as well as the full range of outdoor recreational/adventure sports ranging from tree surfing to sailing. Lovingly restored, Northdown House boasts a rambling interior and the far reaching/countryside views from every room create a restful ambience for all to enjoy. Well appointed throughout, the accommodation features five bedrooms, two bathrooms and extensive communal areas including a sitting room equipped with open fire and a large conservatory with elegant dining facilities. There is ample parking.
