It is well positioned being only a short walk from Falmouth town centre and yet also enjoying views across the Penryn River to Flushing and beyond to the Roseland Peninsula.
There is off-road parking in front of the property and unrestricted parking on the adjacent roads.
The Water House's character and charm greet you as soon as you step inside, with many original 1850’s features evident and interior décor that is both magnificent whilst remaining comfortable.
The living room has the benefit of a wood burning stove, original artwork, a well-stocked bookcase, river views, games and plenty of soft seating to sink into in front of the Smart TV or to unwind after the day's adventures.
The kitchen has an original feature fireplace, high ceilings, a fantastic gas range cooker and is well-equipped.
Adjoining the kitchen is a spacious plant-filled dining area where natural light floods in from the large skylight overhead.
This space has been designed using natural local materials: a Cornish slate floor, original 1850’s timbers, exposed granite and a white-washed wall that traces how it has evolved over time.
From the dining space there are French doors that connect to the garden.
An internal door also accesses the ground floor bedroom which is also very spacious and can be set up as a super king size bed with zip/link mattress or twin beds.
This room also has French doors to the outside, an ensuite shower room and private staircase leading up to a snug area in the eaves, which can be used for sitting, watching a movie, working or hiding!
Back in the main house there is a ground floor cloakroom off the hallway and the original Georgian staircase leads you up to a light and airy first floor landing.
The first-floor bathroom has everything you need to get ready for the day ahead, including a freestanding bath, a step-in shower and a heated towel rail.
There is also a hand-painted mural on the wall to admire whilst you relax in the bubbles.
Both of the bedrooms on this first-floor enjoy views across the Penryn river towards the pretty village of Flushing and the beautiful estuary beyond.
The first-floor also has a small utility room with washing and drying facilities as well as a handy fridge for extra provisions!
Accessed by its original steep, narrow staircase from the landing is the second floor King size bedroom which has an ensuite shower room and spectacular 180 degree views from the lookout window across the Penryn River, the beautiful ‘Carrick Roads’ estuary, the Roseland peninsula, the port of Falmouth, Pendennis Castle and beyond to the sea.
Completing The Water House is a rear, enclosed, multi-level garden.
On the ground floor there is an outdoor shower to rinse away the sand after a day on the beach day.
A flight of granite steps lead up to the first terrace which has a soft outdoor seating area in a sunny corner and a gas barbeque.
More steps go up to the top terrace which has an outdoor dining area and access to the adjacent street at the rear.
All of Falmouth's attractions are in walking distance, whether that's dining in a harbour-side bar, sunbathing on the sandy beaches, and learning about the local history at Pendennis Castle and the National Maritime Museum Cornwall.
Penryn and Mabe, both close, are well worth a visit to enjoy the winding lanes of traditional Cornish villages, while Truro, to the north, is a popular place to visit; view the Gothic cathedral, picnic in Victoria Gardens, or visit the Lemon Street Gallery to see a variety of exhibitions.
The Roseland Heritage Coast is a must-see for sweeping sea views and magnificent coastlines lined with lighthouses.
Trelissick Garden, St Just-in-Roseland Church, and Towan Beach are all popular tourist destinations within the breath-taking landscapes.
