“Firstly the house is lovely.”

Well appointed and perfectly sized for the 7 adults we had on our trip. But the listing said the house was in Padstow, and this house is an hour’s walk from Padstow. And it’s not even in Little Petherick which is a walk down a busy road away. A couple of improvements the house needs, broadband is not good enough and the cinema room smells of mildew if not continually aired. However, this is a lovely house and if you were honest and say it’s a short drive or taxi from Padstow then I would have been happy. Although I might not have booked it as I wanted to be able to walk to Padstow within 15-20 minutes.

“The holiday at Kismet was just amazing and would definitely book again!”

The setting of the house was beautiful - not only did it have a garden at the rear but out the front, a beautiful well stocked garden with hidden seating and a winding path leading you through it - it was a sight to behold. There was an added seating area immediately outside the front of house should you want to sit quietly of a morning in the sun. The rear garden was enclosed and big enough to play croquet on the lawn. Also at the rear was a covered patio area - from here it was lovely watching nature coming and going in the field to the left of the property. The main sitting room/kitchen area was just brilliant to enable everyone to be together, chatting and eating at the large dinner table, or sat leisurely at the sofas. The bedrooms were bright and roomy, the decor nicely personalising each room was an added touch. The bathrooms and the showers were sufficient for all our families needs. The washing machine and separate tumble dryer were easy to use. The following items did not detract too much from our enjoyment of our holiday but feel the Owners of the property may like to address some small 'niggles' for the future enjoyment of potential visitors; - Internet. We had read that the internet was a constant issue at Kismet. The annoyance was we relied heavily on the Broadband working to access films in the Cinema room to play and the internet was undoubtedly unreliable to be fair. (Understandably all DVD's/Board Games/Books no longer at the property due to Covid). During our stay we received an email from Sykes to say a new Router was being delivered which arrived....the day before we left! The one day which we were able to use this new router did in fact improve the internet. - Rubbish collection - there are two bins outside the property - one very large and one small - but they are not clearly marked as to what goes in which bin. - Lack of a clothes airer to use on warm days - no clothes airer anywhere in or around the property. - The access road to the house - this was mentioned by a previous reviewer as being in need of attention. Having now experienced it first hand, it truly does need some form of attention/filling in of the pot holes.

Was ok value but experience could have been made excellent by making a few changes such as; WiFi needs improving as a basic modern feature considering the amount we paid it was poor - better expected Although we wouldn’t consider property dirty we believe it could have been cleaner ie dirty hand prints from previous occupants and wax strips left in drawers etc also under current pandemic situation there was no evidence that we could see that a deal clean actually took place - just seamed as bare minimum / normal change over One last matter although small, we made an effort to deal with the rubbish and recycling but instructions in the manual were 2 years out of date and no guidance or facility on how to separate glass / cardboard / plastics etc

“The house was lovely but the road leading up to it was shoddy but not sure which house it belongs too.”

So owners may not be able to do anything. The bed in the master room needs to be bigger. The bathrooms were all lovely. The separate bathroom every time you had a shower small amount of water leaked from under garage door we kept an eye but it only leaked after a shower and then intermittently. The lounge and kitchen were a great area to entertain, play games and had everything we needed except a potato masher but we improvised. We felt although it had suitable pans in the kitchen they were not big enough for cooking a roast for 8 persons. The cinema room was a good addition and we made good use of it. It would have been good to have watched the Six nations rugby as we planned but unfortunately it was cancelled because of the Covid 19 outbreak. It would be good to have a nest of tables to use in the lounge for drinks. In the property summary it stated gas BBQ and fire pit but it was only a coal BBQ which was partly broken underneath however we still managed to have a BBQ. There was no fire pit or iPod docking station as your details stated but we took a Bluetooth system anyway. Outside several of the wooden window pains the wood had come away and they were lying on the floor. Overall we all had a great break and will certainly recommend or I use the house again in the future.

“Kismet is absolutely gorgeous.”

Setting and location perfect. The house was warm and extremely well equipped. Plenty of hot water no matter how many of us were showering at the same time! Sometimes the water was too hot! One negative (if I wanted to be pedantic), there was no free cupboard to put groceries! Also only 3 loo rolls for 8 people and 4 loos was a little miserly. Thank goodness panic buying hadn’t begun! Just 3 dishwasher tablets for a weeks stay? Overall good stay.

The property

Stylish, chic, contemporary and very comfortable, Kismet is the ultimate holiday home.

Situated just over two miles from holiday hotspot Padstow, Kismet escapes the crowds with its serene rural setting on the edge of the pretty village of Little Petherick .

A leisurely walk along the 'Saint's Way', an ancient trail connecting Padstow to Fowey will bring you into Padstow within an hour where you can sip a glass of wine at one of Rick Steins fabulous fish restaurants or browse in the towns many galleries and boutiques.

Within ten minutes drive, Constantine, Harlyn, Treyarnon and Porthcothan Bays will keep beach lovers happy whilst adrenaline junkies might prefer a spot of sailing, surfing or waterskiing from Padstow or its neighbour Rock just across the estuary.

Golf and riding or cycling on the amazing Camel trail are also easily accessible. Beautifully presented inside and out, Kismet has been designed for family fun with a wonderful open plan kitchen living room forming the heart of the house.

Awash with neutral hues and natural light it contrasts completely with the adjacent cinema room, a film buffs heaven complete with squashy sofa, projector, vast screen and surround sound.

The only thing missing is the popcorn.

Four orderly and immaculate bedrooms on the first floor comprise two double rooms with en-suite facilities and two colourful twins plus a family bathroom.

Expect super comfy mattresses, crisp linens and fluffy towels.

Landscaped gardens tumble away to the front and rear of the house with plenty of space for sunbathing and socialising on the two large terraces.

Harlyn 2.9 miles; Constantine Bay 4.2 miles; Polzeath 15.6 miles.

Padstow is situated at the head of the Camel Cycle Trail and is a fantastic base for exploring the South West Coastal Path which opens up routes to beautiful Cornish countryside. This delightful fishing port is surrounded by sandy beaches and offers many opportunities to taste the locally sourced produce in celebrity owned establishments. Padstow has something for everyone with watersports, walking, cycling and fishing, you can even take a trip on a local fisherman’s boat! The excellent surfing beaches of Harlyn and Constantine are ideal for safe family fun, and Constantine Bay is also home to a golf course, just a few miles away, while a passenger ferry across the river from Padstow to Rock takes you to the beach at Daymer Bay. Just around the corner toward Pentire Head is the surfing paradise at Polzeath, and when the beach no longer calls, there’s a golf course nearby, several stately homes and gardens to visit. The fabulous Eden Project is just over twenty miles away.
