The property

Outside the town of Launceston lies Higher Kernick Farm, a beautiful cottage located on a 50 acre smallholding including access to wild flower meadows, woodlands and the River Kensey as well as enclosed gardens, set in the picturesque Kensey Valley, an area designated as being of great landscape value.

Set up as a split level bungalow, the interior is spaciously divided between a collection of fabulous rooms, commencing with a lounge/diner.

Here you will discover soft furnishings, a slate feature fireplace and even a piano for the musically inclined.

With countryside views that almost follow you around, settle down at the dining table, which seats up to eight people or simply relax on the cream-coloured sofas.

The farmhouse kitchen is well presented, designed in a country theme, with a breakfast table, should you wish to enjoy a warm cup of tea in the early hours.

The first floor is home to two double bedrooms which are neutrally decorated, with lovely views over the gardens.

One bedroom also features its own en-suite and the other accesses a contemporary Jack and Jill bathroom, which features a bath and a separate shower to complete the suite fashionably.

Further steps take you up to the master bedroom, elevated by a backdrop of the heart-warming countryside, a balcony with furniture and a dressing area as well as a separate bathroom and the added flexibility of a bunk bedroom.

You can wake up to the views each day and ready yourself for an adventure-filled afternoon.

The nearby reservoir at Roadford is ideal for fishing, sailing and water sports, providing a great day out for all, whilst the Tamar Otter Park and the nearby golf course are also on offer.

The town of Launceston is just a short drive away, as are the beaches of North Cornwall.

The town of Launceston, situated on the Devon and Cornwall border, has wonderful architecture, including some fine Georgian buildings in the central square, and is dominated by the ruins of a Norman castle sitting high above the town. You can take a stroll to the Dog friendly Willow Tree Cafe and Woodland Walk or visit the steam train from Launceston through the beautiful Kensey Valley on a 5-mile round trip. Launceston is within driving distance of the seaside resorts of Bude and Padstow to the north, and Plymouth to the south, as well as the stunning Bodmin Moor and Dartmoor. A superb base for exploring Cornwall and Devon.
