Great location, really peaceful, a lovely walk down the lane, through the woods. The barn was very clean and comfortable and had everything you could want, for your stay. Thank you for the tea, coffee, sugar and milk so, you could have a drink on your arrival, after a long journey. The bottle of wine was also a lovely touch. There was a small problem with the boiler but, phoned James and he came and fixed it straight away. We would love to come and Stay again sometime soon.

Marked F&M down...fridge was noisy so had to sleep with b/m door closes. Water from kitchen tap very cloudy...we bought bottles. Oil heating pipe should be higher,fumes came into the barn.

It is beautifully and comfortably furnished internally and externally and is in a superb setting. The local wildlife also seem to enjoy the peace and quiet of the location; from the terraced patio I had regular sightings of deer, buzzards, rabbits, pheasants, as well as a flypast by a heron. Even the cows in the field immediately behind Middle Barn seem to respect the peaceful atmosphere by mooing very quietly. The location is ideal for visits to both Dartmoor and the Cornish coast.

Middle barn was just the right size for us, well decorated and comfortable. We prefer a slightly firmer mattress and solid headboard but we coped and it wouldn't deter us from staying again. The view was just stunning and we loved having the farm animals around us.

We found the cottage perfect for us to explore Devon and Cornwall with great views over Launceston and beyond. It was clean and well equipped with lots of parking space. We would definitely use again if we are in the area.

The Barn feels so private in an idyllic, peaceful setting, but is located very conveniently for shops and facilities in Launceston (we walked down one evening as it isn't far), and the A30 close-by provides an excellent starting point for visiting many places. The views from the Barn are beautiful, surrounded by rolling, open countryside with panoramic views. The Barn itself was clean, comfortable and beautifully equipped and had everything we needed. Our Labrador loved the freedom, and with a quarter of a mile driveway bordered by grass and trees, he had plenty of space to run around. With resident buzzards and house-martins giving us daily aerial displays, there was always something to sit back and watch.

There were a couple of irks which would stop us going back, namely the slippery, badly worn flooring (both we and the dog struggled for grip) and the feeling that the place generally needed some TLC. It's a shame, because it's genuinely one of the loveliest locations we've ever been to.

Exactly as described. Very clean and comfortable. The owner, James, came across to welcome us and ask if there was anything we needed which was lovely. He had also left us some wine and milk for our arrival which was very kind and very welcome. Can not fault this property. It was lovely and so so peaceful.

Not far from Launceston but in a location that feels like you were in the middle of the countryside. Our dog enjoyed the underfloor heating but found the laminate a bit slippery. Only 2 very, very minor issues, the ice box section of the fridge needs defrosting and there's no potato masher or cheese grater but if you like eating out no problem!

The cottage is always immaculately clean. There is parking right by it. It is warm and very comfortable with stunning views from all the windows. Very comfortable bed. The barn is not huge, but more than big enough for a couple and a dog, and a cosy snuggle down at night. If you like peace and quiet this is a great holiday for you, Launceston shops are about a mile away.

Be sure to follow the owners travel directions and ignore sat Nav. Dog owners should note that the garden is not enclosed however the property has an enormous amount of lawn along the driveway for walks.

The Barn has everything we and our dog needed. Watching the wildlife around us was captivating, buzzards flying and landing so close to the Barn and the nosy bullocks in the field around us. We were reluctant to leave, Maggie our dog, especially as she loves it there.

We'd have liked to walk into the town but the road felt too treacherous for that because it was so narrow and traffic was quite fast. The cottage is in a lovely, peaceful setting and we really appreciated the woodland for walking our dog who, we felt, was very welcome. We also appreciated the welcome wine and milk. Wifi would have been very useful especially as we have to book so many activities at the moment.

One minor criticism is that the pictures give the illusion that the rear garden is totally secure for pets to roam freely. It isn't. We purchased a couple of windbreaks which sealed off the open end of the garden which ensured our dog couldn't 'escape'. Other than that I can fully recommend the property to anyone looking for a peaceful break. Well equipped. Nice touch by the owner to greet us and provide some milk, tea and a bottle of wine. Would love to go back in the future

Use the cottage as a base to explore Cornwall, or fill up a large wine glass, open a book and just chill, whatever you choose, you will enjoy. Cottage clean and comfortable with all mod cons, take the family dog as long as it is well, it will have an enjoyable holiday too. We had a wonderful week in May, great weather, plenty of sunshine, plenty of walking, Thanks to James for milk and wine in the fridge on our arrival, a lovely touch One very small gripe no WI-FI, but who cares your on holiday forget that the WI-FI and enjoy the peace and serenity of the Half Barn Launceston. The setting was lovely with fantastic views, it was extremely peaceful. The Barn is very roomy and comfortable, it felt like home. Our golden retriever was intrigued with the bullocks in the field next to us, and them with her, she also loved her walk in the woods. It smelt beautifully fresh and clean when entering the barn.

The owner was brilliant, and very friendly. The Barn is split into lounge/kitchen/dinner - bedroom - bathroom, it is ideal for couples. It has fantastic views out over Launceston and the surrounding area, it is uphill and has a woodland walk straight from the door. It has plenty of parking and an outside dog run/patio area/BBQ. The underfloor heating works perfectly. We liked the place that much we've already booked it again for the summer.
