“Excellent area to stay to explore Cornwall.”

Set back from the fairly quiet road with plenty of parking, just down the road from Roche rock. Roche itself has coop and takeaways plus excellent, reasonable priced food at the Rock Inn pub. Bugle (the other way) is equally as good for essentials. Accommodation was modern, clean and spacious. Kitchen: on the entrance level was good with dining table in the centre. Could have done with another (smaller) frying pan and perhaps some plastic tubs for leftovers, packup etc. Cooker has oven or ...

(Instruction booklet was for a different cooker!!). Bedrooms: on entrance level were all excellent size (2 have sloping ceilings). Built in wardrobes with hangers and drawers in all. Comfy pillows & duvets, though felt the beds were quiet hard. Bathroom: bath with shower, modern and clean. Lounge: downstairs, was huge with an equally huge, very lovely, corner sofa. Very nicely furnished and decorated. French doors leading to patio area which was lovely in the morning sun. Games, puzzles etc available. Shower room: again, spacious, modern and clean. Only 10mins from Eden project, St Ives 40mins, Newquay 30mins. Charlestown was picturesque and Carlyon beach was the closest with food, bar and facilities. Lots of seaglass found. Cornwall didn't disappoint, nor did the accommodation.

“A wonderful and comfortable cottage which had everything we needed.”

Has been very well maintained and the rooms were all lovely. It was clean and tidy when we arrived. Had soap, towels tea towels and washing up liquid as well as milk provided which was a bonus! In a secluded position but not far to drive anywhere. Perfect for the Eden project which was ideal for our stay as only 5-10 mins drive there. Be aware that you can’t really walk to anywhere e.g. pub or shop as it is on a road with no pavement. Other than that we had a brilliant stay. Thank you

“Guests may like to know the following.”

Access - there is a flight of steps up from the parking area. No dishwasher. Washing machine and tumble dryer is communal. Bed mattresses are on the hard side. Cleanliness not brilliant. I felt quite uncomfortable as I found I was the only female guest in our second week, as most of the other accommodation was taken by workmen.

“We spent a week at Waterwheels @ The West Dry and had a wonderful stay!”

We stayed as a family of six (2 grandparents, 2 parents and 2 children) and it was suitable for all ages. The property is exactly as presented in the pictures; everything you could need has been thought of! Comfy beds, fluffy towels, spacious living room, the extra shower room and outdoor seating all made it the perfect place to relax. The property is in the perfect area to be able to drive out and explore many areas of Cornwall and local amenities are just a short drive away. The only thing I would add to the welcome pack is an instruction/information for the hot water in the evening. There is plenty of hot water in the mornings and the power of the shower is fab, but if a bath was run in the evening, it appears to use up the water and then a ‘boost’ is needed for anyone else to shower or bathe. This is not a problem, it would just help to know timings etc. Thank you very much a wonderful break!

“Lovely place to stay and very spacious and comfortable.”

Not much to do in surrounding area but that didn’t affect us as we were out all day. Only issues we had was there was hair stuck in the shower mat so were unable to use it (the mat not the shower) Glasses in the cupboard were all dirty and hadn’t been washed up properly and a very dusty fan but this was replaced by the owner on the first day

“Lovely, spacious, well furnished and comfortable cottage.”

The private patio was relaxing and we enjoyed the variety of birds and wildlife that visited. Having a shower room and separate bathroom was definitely a plus. Perfect location for touring the beautiful coastline and villages of Cornwall. There were a couple of housekeeping issues. On departure I left a note for the owners/housekeeping team and all credit to the owner he telephoned me that afternoon (he allowed time for me to get home) to apologise, he also appreciated that the issue was brought to his attention. I would not, however, book with Sykes again; their customer services are useless. I will be writing to them directly.

“The West Dry is a collection of holiday cottages, and would make a perfect location to stay alongside friends/family.”

It's also a perfect location to use as a base for exploring Cornwall's sites with lots to do within an hour's radius. It was warm and very comfortable - huge super-king bed, lovely white fluffy towels, and the downstairs large living space has amazing sofas. There were games for all ages, and a selection of books. It was quiet, and the local village amenities of a co-op and takeaway places was convenient. The internet was slow - even streaming normal BBC iplayer required buffering pauses, and just surfing/loading normal websites was painful at times. The hot water system also took a bit of getting used to - it's on timer, so you can't change it, but you can 'boost' it for up to an hour. It mean every evening we would have to remember to boost it in time for our younger kids to have a bath (which then emptied the tank) then boost again for older child to have a shower, then boost again to ensure there was enough water to wash up the dinner dishes! The power in the showers was decent though, and there was hot water in the mornings. Despite these 2 issues, I'd recommend The West Dry cottages.

We have upgraded all furniture since we bought the property, just over 3 1/2 years ago, and we love those sofas! We were sorry to hear about the problems you encountered with the internet. We enhanced the sytem when we bought it, but following your feedback have started investigating further improvements. The present network in the area is not great, but we will find a solution. We will also look at the settings and instructions for the water. We added the new shower room downstairs in 2023 to improve facilities, so glad this worked well. Thanks again for recommending us. “This was a very well appointed accomodation.”

Vegetation at the rear could be maybe cut down a bit to give more sunlight in the lower ground floor. The TV was a complicated to ensure you got the right channels and it was dissapointing that Netflix and ITV X werent accessible easliy in its own right for the premises as we have found in other venues. However all in all this was a good accomodation. One last thing is that the entrance from the road needs attention as there is a very bad trough in the surface that is not got for the vehicles that enter akin to hitting a pothole.

“We had a fantastic week stay at water wheels.”

Accommodation was wonderful, spacious, spotlessly clean. The little extras like biscuits board games etc were a lovely touch. Only issue we had was there was no cot left, however after a quick phonecall this was sorted in no time. Great location for anyone wanting to see the sights of Cornwall. We have visited Cornwall numerous time previously and water wheels has been our favourite Accommodation to stay at. Would definitely recommend and we hope to return again in the future!!

“We have stayed in a lot of holiday cottages, but this was my favourite!”

Water Wheels was so spacious, clean, tidy and well equipped. It was perfectly situated for access to that area of Cornwall, and easy to find as well. There were plenty of local amenities. We would highly recommend staying here.

“Well maintained and modern property in clean condition.”

We really enjoyed our stay here and plan to return in future. Owner left some tea/Coffee, biscuits, milk and bread at the property, which was very nice after a long day in the car. There are lots of stores (Sainsbury's, Tesco, Aldi, Lidl) and small shopping street within short driving distance of the property.

“We had a great week at Water Wheels.”

The kitchen was fully equipped with all you needed to cook each meal and we loved the 2 dining table options. The beds were very comfy with great clothes storage space in each room. Great water pressure in the shower and lovely warm water. We had to use the heaters a couple of times (it's England after all) and they gave out plenty of warmth. Lovely patio area that got the sunshine and great parking facilities. Travel cot was provided and also some milk, bread and essentials on arrival. Good location for exploring with a brilliant play area at the end of the road (need to drive to it but has parking). Par beach was only 20mins away and we would recommend Diary Park Farm for a wet day. Highly recommend a stay st Water Wheels.

This wonderful, terraced holiday home of Water Wheels is located on the outskirts of St Austell, Cornwall, in a restored historical building.

Water Wheels is the ideal home for a family of six, with ground-floor bedrooms and easy access to neighbouring attractions and seaside treats.

When you arrive, you'll find plenty of off-road parking where you can park up before entering the magnificent property.

The kitchen/diner includes all of the necessary facilities, such as an electric cooker and a four-slice toaster, to prepare nutritious meals for everyone at the adjacent dining table.

The lower-ground-floor living room has another table for six people, ideal for playing games, or making jigsaw.

As well as a spacious, suede sofa, Smart TV, and 'flame effect' electric fire; this space has truly been designed with relaxation in mind! The shower room is also on this floor.

As night falls, ascend the stairs to one of three lovely bedrooms, including: a super-king-size, a twin, or a twin with zip/link beds that can be converted to a super-king-size to accommodate your sleeping arrangements.

After a day of sightseeing, be sure to venture to the family bathroom and relax those muscles in the bubbles of the bath.

A secluded patio is located at the back of the property, where you may enjoy a hot cup of morning coffee or an alfresco meal while taking in the tranquil surroundings.

The West Dry Accommodation

The West Dry Accommodation consists of six marvellous holiday homes resting on the outskirts of Roche, Cornwall. Formerly known as part of Great Wheal Prosper, a working clay dry, it has been converted into this fantastic collection of lettings you see today. As you can see, this group of properties enjoy a great deal of character, whilst also boasting TVs, access to a communal utility, ample off-road parking and their own private patios. Nearby, Roche Rock, an attraction that seems like an abandoned prop from the set of the court of King Arthur, rises dramatically from the china clay terrain to the north of St Austell. When you see the destroyed fifteenth-century church that sits on its flat summit, the mystery surrounding this tall, nearly cuboidal lump of granite is considerably heightened. When it comes to your amenities, there is a convenience store in Roche village, along with a newsagents, post office, pharmacy and hairdressers, takeaways, pasty shop, butchers and a grocery. If you're looking to treat your loved ones to a meal out, The Victoria Inn can be found just outside Roche and The Bugle Inn rests, as its name suggests, in nearby Bugle; both offer hearty meals and local ale. About the location

ST. AUSTELL

Charlestown 2 miles; Carlyon Bay 3 miles; Mevagissey 6 miles; Fowey 8 miles.

The old market town of St Austell, just a mile or two from the south coast, is famous as the historic centre of the china clay mining industry. Today, its many beaches and its sub-tropical gardens provide plenty to see and do. The wonderful Lost Gardens of Heligan and the Eden Project are perfect for a family day out, and a little further afield Caerhays Castle provides a stunning backdrop to Porthluny Cove. On the edge of town, St Austell Brewery offers tours of the Victorian brewing equipment and a chance to sample the local beer, and for those looking for surf and sand, St Austell Bay has several beaches to choose from - Porthpean, Carlyon Bay, Pentewan, Polkerris - the last offering a variety of water-sports. As well as a small shingle beach, Charlestown, a pretty, historic port, often has wooden sailing ships in the harbour, and is popular as a film location. A little further afield are Fowey and its beautiful estuary to the east and the fishing port of Mevagissey to the west. With lots to do and something to keep the whole family entertained, St Austell is a great year-round destination.
