Joanne “We had the most amazing week”
- Joanne, October 2025Thank you for your feedback. Property Owner
Karen “We absolutely loved this property.”
It had everything you needed for a lovely relaxing holiday plus there was plenty to do if you were feeling energetic. We've never been to this part of Cornwall before and there were so many lovely beaches nearby plus the pretty harbour of Mullion where there was a nice cafe for full english breakfasts etc. It was lovely to see the horses each day for the riding school or being trained on the fields in front of the property. We had a lovely week here and the weather was good to us until friday. Would love to return here someday but would come for two weeks as one week wasn't long enough. Owners were lovely and on hand but weren't needed for anything.

Rebecca Jane “Lovely house - nicely kept - the facilities are good but the area surrounding needs updating and modernising in the patio areas where the football goals are - our outside lights in the property didn't work - a small line would be helpful as the maiden had seen better days - the towels provided were old too and probably could do with updating - a very comfy house with plenty of bedroom space, wardrobes and ensuites very good, great location, friendly owner, but a few tweaks to take it up to 5 star price point.”
Also, based on other local properties with similar price points, we have received a far more superior welcome pack, with local produce hamper and the guest folder was very limited on information. None of this would prevent us from booking again, but given the cost we would expect those little extra touches. We had a fabulous holiday, made so much better with this lovely accommodation and we would recommend.

Derek “Llawnroc was ideal for our family of 7.”
Had plenty of space. Having the facilities inc the swimming pool, snooker, table tennis and the gym was perfect for keeping everyone entertained.

Melanie “Very well equipped and comfortable property.”
The enclosed garden was ideal for little one with the bonus that it overlooked an amazing view and horses. The weather wasn't great so the facilities - pool, indoor sports, snooker and table tennis were well utilised. Would definitely recommend

Kerry “We had a lovely stay here for our anniversary.”
The faclities are amazing and the owners are very friendly. It was lovely waking.up to the horses in the field being brought in for riding lessons

Carrie “Brilliant house that perfectly fitted our family of 6 adults needs.”
Enough space together and privacy alone too. The sports facilities are fantastic. 1.5 mile walk to the Poldu beach and the southwest coastal path. 15minute walk to the Okd Inn pub. Very peaceful and active holiday. The sunrises with the horses, bunnies and country views from our beds with a cuppa was the best start to the day. The Cornwall effect

Andrew “The cottage itself was smart and well-appointed.”
The bedrooms were large and the beds comfortable, and it was great that all of the bedrooms had en-suite bathrooms. The children also particularly liked the large TV and fire in the living room! The main reason for the poor rating despite these positive features was the fact that the cottage was right next to a building site - a house is being built in the next field. At first we put the constant movement of tractors down to the fact that it is a working farm, but in actual fact it was to handle the excavation of the field next to the property. The noise and disruption was pretty constant from 8am until the evening, with tractors and diggers going backwards and forwards along the garden wall. This had a significant impact on our enjoyment of the holiday, not least because my wife was not comfortable going in the hot tub with men driving back and forth right next to it throughout the day. This was really disappointing as there had been no forewarning of this building work and the impact it would have on us. It is certainly not consistent with what you expect from a property costing nearly £2,000 for the week.
- Andrew, February 2025Derek “Really lovely property, very clean and modern.”
Facilities are very good indeed and the view from the back garden is beautiful.

Sally “A fantastic property in an outstanding area which was suitable for our families aged from 18mths to 67”
- Sally, October 2024Michael “Fantastic accommodation with much thought put into creating a family friendly environment.”
Comfortable living space and great bedrooms; having each with en suite is super helpful. Lovely facilities and would absolutely recommend.
- Michael, September 2024Richard “We had a lovely stay at this fantastic holiday home.”
Very well designed home, everything you could need and more (love the en-suite with every room). The views of the countryside were beautiful and we really felt at home. The extra facilities were above expectations, lovely swimming pool, hot tub and sports hall. The owners were very friendly, attentive and nothing too much trouble. Highly recommended!
- Richard, September 2024Stephen “The accommodation was perfect, beds comfortable, each bedroom had its own ensuite, kitchen had every item you'd possibly need and lounge sumptuously comfortable.”
The view out the back was gorgeous countryside and perfect for viewing the sunrise. Our only niggle would be it lacked a proper welcome pack on arrival.. after a long journey there we had to immediately nip out for basic supplies.
- Stephen, August 2024Sam “Fantastic place with lots to do.”
Loved it. Thank you
- Sam, August 2024Chloe “The stay at both houses was amazing, lovely house, location and each room having its own bathroom.”
We especially loved the heated pool and garden park area. Thank you!
- Chloe, June 2024Nicola “We love this place, fantastic hidden gem!”
Our 2nd stay here and 2 weeks this time. All the facilities are what you need for the kiddies like the pool that’s a great hit! And the pool/snooker rooms great for the men to escape to. We love the garden and the views are amazing. Would definitely recommend this place ♥️
- Nicola, June 2024Mark “We were very, very pleased with our accommodation.”
It was as described, modern, clean and comfortable, perfect for our family stay. The facilities were also really top quality and great to have in the event of poor weather. We had a warm welcome from the owners. Superb all around
- Mark, May 2024Robert “We had an excellent stay, the house looked like new though we know others have stayed.”
The price in low season was OK for us. We used the local beach which was really nice and easy to park. We used the pool at the farm nearly every day and had it to ourselves which was great for the grandkid's confidence in the water. The other farm facilities would have been useful if the weather had not been as good. The farmer was friendly and the children loved watching the horses and the older children looking after them. We would like to come back in the future.
- Robert, May 2024Tatiana “Amazing facilities, friendly people and we felt so at home and welcome.”
We loved it and will definitely be returning! Only suggestion I have is that I wish the towels in the bathroom were bigger :( otherwise, it was perfect ~ please keep doing what you’re doing!
- Tatiana, April 2024Thank you for your feedback and we note your request. Look forward to seeing you again Property Owner
Susannah “Lovely stay for our party of 3 generations, facilities all used & house comfortable.”
We all loved the setting in amongst the horses & enjoyed the hot tub in all weathers! Owner great, quick to complete tour of facilities with us which we used frequently. He also was happy chatting when we bumped into him & sorted out a small issue with the stair gate really quick. Would recommend
- Susannah, March 2024Barry “Second visit and still like new !”
!
- Barry, February 2024Siham “The week we spent was amazing i definitely would like to book a family holiday ...”
The week we spent was amazing i definitely would like to book a family holiday there with my daughter and partner as we went with a group of family friends the staff was so helpful and amazing and supportive thank you for your hospitality

Helena “This property could not have been better.”
We have never been to a property which is so well equipped - so many pans! The facilities were amazing probably a bit understated and photos don’t do it justice. The play area is much better than the photo and has been refurbished. Owners were very friendly. All in all perfect for us. We would definitely recommend it.
- Helena, October 2023Thanks for your kind comments. They are much appreciated. Property Owner
Nicola “Absolutely amazing stay!”
We have been staying in mullion for years and this is our favourite place from now on. It’s so chilled and relaxed we’ve even booked 2 weeks for next year ☺️
- Nicola, May 2023Thanks for your lovely comments. See you next year. Property Owner
Ronald “Advert for Llawnroc stated 0.”
8 miles from beach but it was at least 1.2 miles; this made a considerable difference to our preference to walking to the beach and we were very disappointed. No shelf in bathrooms, no toothpaste holders, no floor bathmats were irritants. As too were no hooks in bathrooms nor towel rails. We had to remove sheets/pillowcases from beds but not the mattress and pillowcase covers and we felt uncomfortable to know that the protective covers were not changed with new visitors. Stripping beds, leaving the holiday home in the state we found it and having to vacate by 10am was a big ask as we holidayed with a baby and a dog which we had to consider before the long journey home we, therefore, left the day before so didn’t feel rushed and stressed. Having said that, the pool, hot tub, gym, sauna and games room helped make our holiday very pleasant.
- Ronald, May 2023Thank you for your comments, we are glad that you enjoyed the use of our great facilities that we have on site and that you had a very pleasant holiday with us. The website does state that the beach is 1.0 miles from the property, which is correct. In the bathroom, we do have a cupboard under the sink as well as towel rails which our guests have usually found adequate for their needs. Due to having underfloor heating, this does also remove the requirement for bath mats. 10 am is the standard checkout time, removing bed sheets is only a polite request and not a requirement.
