I’ve lost count on how many times we have stayed at primrose, and it never disappoints Back here for New Year’s Eve Can’t wait

starting with the host *kate* what a lovely individual! Responsive, kind, just salt of earth. Primrose has EVERYTHING you will need. The location is conveniently situated. Beds are extremely comfortable. Sky light windows (god send in letting that heat iut and fresh air in before bed when hot weather hits. The GENIUS part for me... are the motion sensored lights up the stairs and in each bathroom.... brilliant design! THIS holiday let is one of our very favorites in cornwall and because of our holiday experience we DEFINATELY want to return (i've recommended allll i know who are seeking holidays to primrose since returning) :) Feel extremely lucky to of had a holiday at primrose and shout from our lungs - BOOK IT.... YOU WONT REGRET IT! :) Missing the cornish charm already lol 5 out of 5 :)

Primrose cottage was perfect.

The setting is idyllic and the property’s is beautifully set up: very clean, modern and well equipped. It is also perfectly positioned for exploring the north and south coasts. We (5 adults) were delighted with how comfortable and quiet the property was - three bedrooms and three bathrooms helps a lot. The hostess was very helpful and proactive. I would definitely recommend Primrose cottage, no downside at all - 5 star on all counts.

This is a beautiful,unusual,cottage in a wonderful peaceful setting.

Primrose is incredible, 5* luxury in house form, spacious, clean, all amenities provided & beautiful decor.

It is in THE most beautiful setting, over looking its private meadow, woodland and stream. It was idyllic.

Primrose is 5* accommodation in a fantastic setting.

We were blown away by the attention to detail, the lovely owner Kate has thought of everything in this pristine property. It has every home comfort you could wish for, and was super clean and tidy. All the furniture and decor is so tasteful and stylish. The beautiful private setting of Primrose was much appreciated by our dog who loved exploring the grounds out the front each morning. The location is perfect for exploring so much, we had the Camel trail on the doorstep, visited Port Issac, Polzeath, Fowey, Jamaica Inn, Padstow, Rock, Lostwithiel, Cardingham Woods and Tintagel. This property is a real gem and we will definitely be booking again next year as we had such a special holiday here.

What a fantastic location, and a beautifully presented property.

Helpful and welcoming hosts. We stayed Saturday to Saturday in October. Being able to hop onto the camel trail directly from the house was a delight. Along with the outside space, comfortable beds, ample storage and of course a log fire!

The house is set in a beautiful location and equipped with everything you could possibly need for a comfortable stay.

The quality throughout is excellent, with thoughtful finishing touches that make it feel extra special. Kate, the owner, is always available and happy to answer any questions, which made everything even easier. The neighbours are also very friendly, adding to the welcoming atmosphere. We honestly couldn’t recommend this property highly enough and will definitely be returning. Thank you!

Primrose is one of the most amazing places I have stayed.

From the beautiful tranquil surrounding to the most amazing, stylish yet homely interior. It truly felt like a home from home. Every detail in the lodge was well thought out and everything you could possible need was included. The welcome hamper was a great extra touch. The owner of the lodge, Kate, was very friendly, sending us messages regarding our arrival and messaging to make sure we settled in ok. I would highly recommend Primrose to anyone visiting Cornwall. The location just off the A30 makes it a perfect base to explore Cornwall.

We enjoyed our stay in Primrose very much.

We were impressed with how clean, tidy and well maintained it was. Everything was modern and of a high standard; from the selection of services on the TV and the multitude of modern kitchen appliances to the spacious rooms and peaceful location. We were worried that it might set off my pet allergies but not at all. My children even argued over who got to sit in the 'egg chair' on the veranda! A++. If only all holiday homes were like this

Primrose is a beautiful holiday home, in lovely surroundings.

The secure veranda was ideal to leave the dogs until their paws dried meaning the floor remained clean. The kitchen is well equipped. The bedrooms and bathrooms were beautifully fitted and decorated. Everything was spotless. The owner was easy to contact and very helpful if we needed to ask anything. Will definitely be recommending to family and friends.

I could not fault this property in any way,everything was perfect and the little extras left for us was appreciated by all.

If you like walking the camel trail is on the doorstep,a peaceful location for a vacation.

Loved our stay at Primrose, it was just the break my parents needed and Kate’s home was everything we could have wanted.

We had beautiful weather and visited St Austell, Padstow, Port Isaac, Rock, Wadebridge etc - all easily accessible from Primrose. Our dogs loved the friendliness of shop owners who gave them so many treats they started to expect it and would stand at the counter waiting

We thoroughly enjoyed our stay at Primrose and it really is a fabulous lodge with everything you could possibly need so thoughtfully provided.

Kate was an excellent hostess always on hand to answer any queries and questions. We went out of season and at times it felt a little isolated as only one other lodge was occupied. However, it is the most beautiful of settings and so tranquil with the river running gently across the meadow. A perfect place to relax. With beaches on the North and South Cornish coasts within easy reach, we found this to be the perfect location to explore North Cornwall. We would highly recommend.

Amazing property and great host who went out of the way to make sure our stay was perfect.

Amazing place, furnished to a very high standard, beds extremely comfortable, everything in the house to have a very lovely, relaxing holiday, very quiet, private & peaceful location.

We have been using Sykes Cottages for 10 year plus & this has to be in our top three.

The decor and furnishings were perfect to enable a good relaxing holiday. Situated close to A30 so ease of getting around Cornwall was good.

Our experience at the cottage was excellent.

it is the best cottage we have ever stayed in, had everything we needed. It was comfortable and clean. The location was perfect for us, so easy to go for a walk on the Camel trail with the dogs straight from the cottage. Not busy and a lovely walk before setting off for the day. Kate is also the most helpful owner I have communicated with for any question I had. Thank you

Primrose is a beautiful holiday home, no expense has been spared to ensure your experience of home from home comforts.

The usual kitchen necessities you need to bring with you on a self catering holiday was all there, Kate has literally thought of everything. The meadow in front was well kept and so picturesque with the woods as a back drop and the sound of the babbling river, perfect for outdoor playing space and dog walking. A peaceful tranquil setting. The Camel Trail on your doorstep was a plus, everything else was a drive depending on what you wanted from between 10 mins to half hour. We would most definitely visit again.

Certainly a hidden gem in Cornwall.

Whilst appearing off the beaten track it was actually really well located to go off in all different directions. The whole surroundings were blissfully peaceful and the accommodation was of high quality. Kate ensured that all went smoothly, both before and during the stay. Really hard to find fault anywhere. We are likely to stay again in the future.

We needed to make a booking at very short notice and the response from the owner was fantastic.

We were absolutely delighted with the accommodation, it is set in an idyllic location and is an absolutely top quality place to stay. We have stayed in many cottages and lodges over the years and this is definitely one of the very best for comfort, quality of facilities and cleanliness. We have already booked a return visit and will be looking forward to it immensely.

Absolutely beautiful place, and location, we explored the whole of Cornwall from this location.

We had an amazing time at Primrose.

Kate was so helpful and her communication from booking was excellent. The house itself is spotless, it probably one of the best properties we have stayed in. Kate has thought of everything, the house is very well equipped with everything you need and all of the highest quality. The location of Primrose is perfect for exploring both sides of the Cornish coast and the meadow at the front of the property is lovely. We have moved on to another property for the second week of our Cornish stay and it is nowhere near as nice as Primrose. We regret not booking for 2 weeks. By far the best property we have stayed in with so much attention to detail from the owners who we felt rented their home rather just about the income.

This was so noticeable throughout the property finishing and contact with the owner so caring. Wanted to keep this lovely place and perfect for our four legged friend but can’t speak highly enough. Would be back in a heart beat to this idyllic place and position. Thank you for ensuing our week was amazing

Primrose was absolutely perfect.

Warm, comfortable and had all you needed available from the bathroom, dinning and Kitchen. Beautiful views too. Highly recommend staying there. We will be back soon for sure. Thank you Kate for messaging to make sure we were ok too, that meant a lot.

I booked Primrose on Riverside for a family trip of 6 adults & 2 dogs for a one week stay.

Subsequently with the help of the owner I secured a 2nd house on the development to extend the trip to 9 adults & 3 dogs. We had a great time. I think there are 7 houses on the Riverside development which is tucked away in a tiny hamlet with the river across the green & camel trail behind. It was really easy to find with the owners excellent directions & picture instructions. Some houses are lived in full time others holiday lets. Which in my opinion keeps the place not only looking nice but it’s also felt very safe. Primrose is finished to an extremely high standard with John Lewis & Joseph Joseph equipment. It feels very high end providing a lovely & unexpected feeling of luxury. Big comfy sofas & dining table & chairs as well as two breakfast stools up to the kitchen counter. There is also a log burner with wood provided. It had been 30 degrees when we arrived but by the end of the week evenings were down to 16! So we did enjoy a rather warm & cosy evening on our last night. My Son & his girlfriend stayed in the downstairs double room with our two dogs able to wonder from the living room. There is a stairgate to stop them from coming upstairs. My husband & I had the master suite which is huge with walk in wardrobe space. Our daughter was going to stay in the 2nd guest suite & would have been very comfortable but it remained unoccupied as she chose to stayed in the master suite of the other house. But Primrose is plenty big enough for 6 adults. Every room has a bathroom. It works extremely well. There are 5 or 6 large steps to the deck but an alternative route via a general slope to the ‘front door’ if like my Dad he found them a bit of a challenge after we wore him out. There is a car port & space for a second car at each house. There is plenty of space & all 9 of us gather here for supper a couple of times. The kitchen is big enough for more than one cook & it didn’t feel over crowded. The deck at Primrose is completely covered & bifold doors open up to extend the space as one. There is a long table & bench seats & with a chair at each end we were very comfortable. It was an added bonus we could all be in one house together relax & to share a meal. There are plenty of glasses crockery & cutlery. Not like some places that sleep 4 so provide 4 of everything! The fridge dishwasher & washing machine were all well used. Not so much the freezer but it’s there & nice to have ice. There are two other comfortable garden chairs & hanging egg chair on the deck & lots of space for our doggy stuff & shoes. The owner was delightful & available by text message when I had a silly question to ask & always responded quickly engaging in conversation not just a blunt response. I thoroughly recommend Primrose & have nothing negative to say about it.

Was a fantastic house, beautifully decorated with plenty of space and in a wonderful location - we loved it!

Our stay at Primrose was one of the best accommodation we have booked.

The host was lovely from the moment we booked. Primrose itself is top notch and have everything you could want there. It’s quiet, comfortable and well looked after. We have very busy work lives which makes primrose perfect for us to chill and relax. Our kids loved playing in the meadow in front of the house and we got to relax in the porch watching them. All in all we were extremely happy with everything and will definitely return.

Probably the best property we have stayed in. It was an exceptional house and immaculately presented in a delightfully quiet and peaceful location, ideally situated to explore Cornwall. We just had a fabulous week at Primrose.

The property was in a lovely location over looking the meadow, beautifully furnished, well equipped and spotlessly clean. Kate was extremely helpful and responded to any questions very quickly. We had some lovely trips to Padstow, Rock, Port Isaac, Fowey and Watergate bay which are all only a short drive away. We also enjoyed relaxing at the property with a glass of wine on the veranda! Access to the Camel Trail is a 2 minute walk away and perfect for exercising the dogs. We’d definitely love to return!

Primrose was one of the best properties we’ve stayed at.

Absolutely wonderful setting by the river, excellent accommodation, beautiful furnishings and super comfortable beds. Very well positioned for visiting the north coast Cornwall, but equally easy to visit Fowey etc in the south. Hope to return again.

Without doubt the nicest place my wife and I have stayed in.

The location is quiet and peaceful in a beautiful environment. Primrose would be our perfect property to live in because it is incredibly well designed, built and furnished and was ideal for an elderly relative too. The owner made contact with us shortly after we booked it and was very helpful throughout our stay. We found Primrose spotlessly clean and we were grateful for a generous welcome hamper. Primrose was the perfect warm comfortable place to return to after a day out and we would love to go back one day. Thank you so much !

Only minor points as we stay in a lot of places like primrose Around by the bottom of lamp dead spiders and cobwebs Could do with some tea towels Apart from those minor things primrose was a lovely well kept place to stay

Wow, what a fabulous holiday.

Right from the time of booking the host was attentive and so helpful. Lots of information on finding property etc. Arriving at the property we were blown away, it is literally a home from home. Exceptionally clean and well equipped with super comfy beds. We found it a little warm for us and being techophobes couldn't figure out the heating. Our wonderful host called us and talked us through it and even asked her lovely neighbour to help (it was actually really easy) We had booked a dog friendly cottage before in Cornwall and ended up booking into a hotel as it was just so awful. This couldn't be more different. So clean and I love that dogs are not allowed on furniture etc, makes a much nicer stay for the humans

What a truly fantastic stay we had at Primrose !

Highly highly recommended. The property was absolutely spotless, fantastically equipped, spacious, well decorated and the outdoor area was a breath of fresh air. Literally and metaphorically ! The private, gated meadow that the property sits within is tranquil, picturesque and ideal for little ones | dogs to expend some energy. Location is well suited to be able to explore much of what Cornwall has to offer; within 1hr of St Ives, Padstow, St Agnes, Watergate Bay, Rock beach… the list is endless. The host, Kate, was so friendly, thoughtful and clearly cared about the enjoyment of our holiday. We couldn’t have asked for more ! Can’t wait to return, we’ve already been recommending Primrose to friends who like to visit Cornwall ! This really has been one of our very best UK holidays ! :). Thank you so much !

My family and I including our dog Bella, loved this house, it is in a lovely location, ideal for visiting all locations of Cornwall, and although we did not make use of it the Camel trail is within a 2 minute walk from the property.

The property itself was fabulous the owner has everything inside perfect including fixtures and fittings, (my one small gripe would be the television channels, and understanding how the TV actually tuned in to other channels that were available). The owner was texting me upon arrival to make sure everything was in order and that we had arrived safely, a nice touch. We will definitely visit this property again if we visit Cornwall, although to be honest the drive is quite tiring from North Wales. Thank you Kate for letting us use your property for the week.

Primrose is a beautiful lodge, in lovely surroundings.

It was a real home from home. Fully equipped kitchen. Comfortable lounge, with plenty of board games for when the weather lets you down! The beds are extremely comfortable, and little touches like automatic night lights are great. We’ll definitely be back!

A lovely comfortable property, very clean and new; more substantial than it looks from the listing.

The setting is beautifully quiet; no traffic noise just the birds and the stream that runs through the meadow in front of the house. The veranda is very spacious and lovely to sit out on, especially with the egg chair!
