Lovely space,well equipped kitchen, generous welcome basket.

Comfortable and spacious bath/shower rooms with good supply of hot water. Big back garden for the dog to run about and space to play ball. Lovely views of the sea and local bay is within easy walking distance. Pleased to find thatSainsbury’s delivered but also St.Buryan farm shop is well supplied. We enjoyed our stay very much.

We have been coming to Higher Roskestal for many years and love the property and the location.

The views are magnificent and there is easy access to beaches and the beach cafe at Porthgwarra. The arrangement of the rooms works well for us and we have already booked for next year. The house is generally kept well and the crisp sheets and fluffy towels are five star! I would strongly encourage the owners to provide basic cleaning materials and oven gloves. We brought our own.

We had a wonderful stay at Higher Roskestal , the decor was gorgeous and the overall feel of the house was homely and comfortable.

Facilities were perfect, beds were very comfortable and the bathrooms were wonderful ! The welcome hamper was a lovely surprise and much appreciated. If I had to make a suggestion for improvements it would just be the addition of some larger cornishware mugs for those of us who enjoy a large mug of tea or coffee and a washing up bowl would also be useful. Our dogs enjoyed the lovely large garden and the scenery was perfect for a family that likes to escape.

The house had the most beautiful views from nearly every window.

The bathrooms were all immaculate. Where it fell down: - Cleanliness, I moved the sofas back to setup my exercise matt, and there were lots of crumbs and debris underneath. There were also cobwebs in the light fittings. - the fridge door fell off as we unpacked our shopping. We reported it, but nothing was ever fixed or changed. It was quite annoying, making getting food out of the fridge a 2person job all week! I also think this was an old maintenance issue as there were no shelves in the door, which indicated to me they'd been removed for a good reason.

The location of this house is stunning with beautiful sea views from every bedroom and main living room and kitchen.

Garden is large and our cockapoo loved it! The short walk to Porthgwarra cove was a delight and it was so pretty and secluded. The little cafe a total delight! We loved Mousehole, Sennen for surfing and Lamorna Cove and it's cafe and also the pottery were so worth discovering! Minnack theatre for night time performance was just wonderful.

The location and the garden were fantastic and we greatly enjoyed all the local walks.

The newly refurbished master bathroom was luxurious and the living room worked well. The laundry facilities were very good. The garden itself was dog and child friendly and beautiful when the sun shone! Other areas of the house badly need some TLC: the dishwasher broke on day 1 and couldn’t be fixed; blunt and broken knives, fridge freezer on its last legs with not a single door rack left, no ice trays (we ended up buying our own) etc. There was very little garden furniture - a couple of upright chairs and a picnic table but that was it. The windows are very rickety and when the wind blows they rattle and the wind whines so loudly as to wake the whole family, the window wedges in many rooms had long since vanished leaving us to buy our own from a local hardware store! The house also needs a deep clean - the windows were filthy for example, lots of cobwebs around and the oven was really grubby. Overall - and all that said - we had a great holiday and would consider returning but with a bit of investment, this house could be amazing.

We love Roskestal and have been going there for many years.

A lovely, peaceful cottage set amongst stunning views of the countryside down to Porthgwarra and surrounds.

The property has good access to local footpaths with the added bonus that the small cafe in the cove has reopened! The property itself is a characterful old Cornish farmhouse. It is comfortable, well appointed and furnished to a good standard; however, much of the decor is looking a bit tired and in need of some TLC. The property also has a large surrounding lawned garden with a couple of chairs and an unexpected picnic table although does lack a bit of colour. The property was spotless on arrival so thumbs up to the changeover company - they also dropped in on our middle Saturday to change bedding and towels which was good. On arrival there was a large basket with lots of nice looking local goodies. Unfortunately despite being asked (and responding) shortly after booking about dietary requirements this hadn’t been reflected in the basket contents which was really disappointing and a waste of some good food. Overall, a lovely property. However, as another reviewer has said, the inflation busting price hikes - about £300 per week or 16%, for the same time next year are likely to put us off returning.

Lovely cottage having stayed in porthgwara before we were aware of the area lovely walk to the cove we went with family who all loved it had a great time in the garden lovely views was just looking to book again but it’s 300 pound more than this year that’s a large increase but many thanks for a lovely stay .

We thoroughly enjoyed our stay at your gorgeous house and we are missing the amazing views and beautiful countryside.

We had everything we needed and it was extremely clean and very comfortable with lovely decor. It’s in an ideal location with lots of walks from the house so we didn’t need to use the car much. Sainsbury’s delivered provisions for us, which were enhanced by a very generous welcome pack full of delicious local produce. Thank you for that. We thoroughly recommend this house, although unsurprisingly it’s very booked up already.

Lazy relaxing week besides the immediate coastal walks. Sennen was lovely in the sun with the added wow of the Capstan Gallery.

Porch remained very damp and coats did not dry. Mattresses very soft.

We had a great stay at Higher Roskestal.

Wonderful rural location just minutes from the picturesque Porthgwara Cove, with excellent access to coastal paths. Great walks for us and the dog, with Seal spotting opportunities. The cottage was peaceful, comfortable with plenty of space inside and in the garden. The views of the open countryside and the sea in the distance were a joy to wake up to in the morning. In addition, although the location was right by Porthgwara Cove, it still allowed us easy access to all the other places of interest in the area. Will definitely return soon. Wonderful location…enjoyed the views and all the grass around the house only wish we had the kids or dogs to enjoy it more but just us two old cronies…we had some concern over the diesel fumes in laundry room.

One assumes the boiler is serviced regularly…also the other room near front door was more than wiffy couldn’t use that room… As with many properties we have stayed in over the years a job for me to find a comfortable seat…mostly too soft and low down. I shouldn’t be 6 foot tall with arthritis in knees preventing from easily getting up and down.. The beds comfortable though so I did survive ! I wondered wether the floors had been washed as I washed the kitchen one and the water was black..the mop was very heavy too needs lots of muscle..Apart from that we thought the hamper VERY GENEROUS. and all things Cornish Thank you for that and milk and bread etc…shelf in fridge door needs some glue…thanks Norah Cutts

Lovely stone farmhouse.

Clean and cosy, distant sea views from most windows. Fabulous walks from the door, 10 minute walk to local cove. 25 minute walk to Nanjizel, a beautiful white sand and boulder beach, great for swimming and snorkelling. 3 mile walk to Lands End, for ice cream and dolphin watching. The maintenance company let the side down a little bit, one of the outside bins had obviously not been emptied for a very long time, this was done while we were there, a broken light fitting was due to be fixed, but the workman turned up forgetting to bring the relevant part!!! But otherwise just fabulous, especially for walkers and sea swimming. If you want pubs, restaurants and shopping it’s not for you!

Excellent Cottage!

We absolutely loved our stay at Higher Roskestal, perfect location a short walk from Porthgwarra cove & café. Cottage was very clean & tidy and had absolutely everything you could want, including a lovely welcome hamper with essentials to get you started. The communication was excellent and any info we needed we got no problem, staff at the cafe are really welcoming and lovely also. We will definitely be returning, more than likely to the same cottage :-)

We had a fantastic stay at Higher Roskestal!

The weather was a massive bonus as we didn’t expect to see the sunshine. We’ve been to Porthgwarra several times and love it there, the beach (when the tide is out) is small but perfect for a doggy dip and play. The house was lovely, fantastic bathroom in the main bedroom and huge bed. Everything we needed was there including a washing machine, tumble dryer and dishwasher, perfect. The halogen hob took a bit of getting used to but we got there. The hamper of goodies was most welcome and delicious bread and scones. The garden is great for relaxing and lovely thick grass so no mud even on the few wet days we had. It is bordered by a stone wall but not secure for our pointer who could easily disappear, which he did a few times, so take a long line if you have a pup who likes to chase the birds or cats. The seating area under the kitchen window is a great sun trap as it does get a little breezy. A flat area for the other table and chairs would make it nicer to enjoy the garden when the sun’s going down but still a beautiful garden with amazing views towards St Levan. Take the binoculars if you like a bit of boat spotting, the sea view from the lounge is panoramic! The most relaxing cottage break we’ve had, and we’ve had lots! Highly recommended if you want some down time.

A wonderful character property, perfect for our break.

It hasn’t everything you could need, great size rooms, modern bathrooms but retaining the heart of the property, log fire, utility room, great kitchen and a garden that is epic. Ideally situated near the porthgwarra cove and all the best beaches in the world. St Aubyns kept in touch throughout and looked after us, highly recommended.
